Sell
Let's talk about selling your place.
Thinking about selling? First let's figure out what your place is really worth, not a robot's guess.
What's your Oʻahu home worth?
You can get an online estimate, but it won't know your place like you do. Send me your address and I'll compare it with actual sales.
Process
Here's what we'll work through.
- 01
Let's look at comparable sales
I'll look at recent sales, homes you're competing with and what buyers are doing in your price range.
- 02
Let's decide what to fix
Before you spend money on repairs, let's talk about which ones could help you sell and which ones you can probably skip.
- 03
Put your place in front of buyers
Let's talk about how to present your place and what buyers should know about it, including an assumable VA loan if you have one.
- 04
Negotiate
I'll help you compare the whole offer, including credits, deadlines, contingencies and any time you need to stay after closing.
- 05
Get through closing
I'll keep you updated through escrow and explain what needs your attention before closing.
VA loan sellers
Your VA loan might matter to a buyer.
If your VA loan has a low rate, a qualified buyer may be able to take it over. That could make a difference to their monthly payment.
I'll help you check whether the loan's assumable, what a buyer would need for the equity gap and what the servicer requires. And before you sign anything, we'll talk about your VA entitlement and release of liability.
Other sales I can help with
I can also help with short sales, seller financing and PCS sales when you're already off island, including homes with tenants.
