Invest
Let's look at an Oʻahu investment.
Multifamily, seller financing, 1031s, creative deals. Honestly this is the stuff I like nerding out on.
What I work on
What are you looking at?
Multifamily
If you're looking at a duplex or a small apartment building, I'll help you check rents, expenses and zoning before you make an offer.
Seller financing
The seller may finance part or all of the purchase price. We can look at whether those terms make more sense for you than a bank loan.
Creative financing
Assumptions, gap notes, lease options and wrap structures have different risks. I'll help you talk them through with your attorney and lender.
1031 exchanges
A qualifying exchange can defer capital gains on like-kind property. You've got 45 days to identify and 180 days to close, and you'll need a qualified intermediary.
Short sales
A short sale means buying or selling for less than the loan balance, with the lender's approval. Expect extra paperwork and time while you work out whether the deal makes sense.
I'm a Realtor, not your CPA or attorney. Tax and legal questions — especially 1031s and creative structures — go to licensed professionals. I'll bring them in early.
1031 exchanges
Keep these dates on your calendar.
- Day 0: When you sell the relinquished property, the proceeds go to your qualified intermediary.
- Day 45: You've got to formally identify your replacement property by this date.
- Day 180: You've got to close on the replacement property by this date.
